Rules 1. Cleaning. It is the responsibility of each guest to keep their room, as well as the common areas, clean and tidy. The administration reserves the right to inspect the condition of the room, and the bathroom if applicable, in the presence of the guest when necessary. The guest's obligations are: 1.1. To leave the area where they prepare and consume their food clean and to respect the food stored by others in the kitchen. 1.2. To always keep all areas of the kitchen clean and clear after having used them. It is not permitted to leave dirty dishes, food scraps, bags, etc. on kitchen surfaces, tables, chairs, etc. Trash must be placed in the corresponding bin after the meal. When food is not being prepared, it is not permitted to leave food, ingredients, private utensils or any other type of pantry items outside the cupboard assigned to each guest. 1.3. In rooms that share a bathroom or sink, it is mandatory to always leave it clean and tidy after each use (flush the toilet, clean the shower, mop the floor if necessary) in addition to safeguarding your personal items out of respect for other guests. 1.4. In rooms that have a private bathroom, the guest must keep said bathroom clean at all times. Cleaning products to clean the private bathrooms will be the guest's responsibility. 1.5. Take out the trash from your room daily and deposit it in the corresponding containers 1.6. Comply with the established shifts to take the trash from the kitchen to the street on garbage collection days 2. Minors and children. It is strictly forbidden to enter the property for minors, and under the full responsibility of the guest, neither in common areas, terraces nor rooms. If someone is caught violating this rule, they will be immediately expelled. 2. Pets. It is forbidden to bring pets onto the property, except for previously authorized exceptions and under the full responsibility of the guest. If a third party brings pets into the property, it will be the responsibility of the guest who let said person in. 3. Noise and common area hours. 3.1. At any time of day or night, it is strictly prohibited to use any device that generates excessive sound or noise that can be heard from one room to another or in common areas, such as speakers, music equipment, TV, computers or cell phone calls, which disturb the tranquility of other inhabitants. Devices such as headphones and microphones must be used at all times for these activities in order to reduce noise. 3.2. From 10:00 p.m. to 8:00 a.m. the voice will be lowered and loud calls or any noise will not be allowed in Ti Koda the property. 3.3. It is prohibited to use the kitchen to cook, wash or move utensils from 11:00 p.m. to 4:00 a.m. If you use the kitchen between 4:00 am and 6:00 am, please be careful not to make noise that might disturb the rest of the guests. Anyone who does not comply with these hours will be given a warning. If they do so again, they will be expelled from the house. 3. Use of shared bathroom. The shared bathroom is for the exclusive use of the specified rooms. For use of the bathroom in the morning, schedules will be established in shifts of 15 minutes and 30 minutes for taking a shower. It will be the responsibility of the guests to establish the assignment of said shifts, based on the work and study schedules of each one. The preference to choose a shift will be given in strict order of entry to the house (date of contract). 4. Visits. In the coliving modules, please consider: Constant visits from your loved ones or friends can disturb the rest of the roommates, therefore, only one visit per GUEST will be allowed for a maximum period of 1 month and as long as the number of people in the flat does not exceed those stipulated in each flat. Inform your roommates in advance (one week before) of your visits via email with a copy to Kimberlycub@hotmail.com. In the event that other guests wish to receive guests, they must agree to share the house for a similar period of time and without exceeding the visits stipulated in the contract, with a time limit of 8:00 pm. These visitors may only stay in the living room, dining room or kitchen exclusively on the understanding that the visitor will be responsible for any misbehavior or misuse of the property during their visit, who must respect this regulation at all times. For an equitable distribution of expenses, the ADMINISTRATION must be notified of the guests' stay. The expenses caused by this guest will be assumed by the tenant who invited him in the corresponding proportional part. Make sure that the people you invite to the house are fully trustworthy, know and respect the rules of coexistence and the use of common areas. Daytime visits are allowed as long as there is no excessive use of common areas. Casual visitors are not allowed to stay overnight for the safety of other tenants. However, in the case of your loved ones or friends, they may stay overnight, with prior agreement with roommates and authorization from the Administration, to share the house for a similar period of time and without exceeding the visits stipulated in the contract. Neither guests nor tenants are allowed to sleep in the common areas. Exceptional cases will be considered, upon request (one week in advance) from the guest and authorization from the ADMINISTRATION. 5. Inappropriate conduct. Any guest who displays inappropriate or low moral conduct, causes friction, threatens or disrespects other guests or who is charged with a crime will be immediately expelled from the house, in addition to filing the relevant complaint with the authorities according to the crime committed. 6. Substances, weapons. It is prohibited to introduce and/or store, under any circumstances, any element or substance that violates Costa Rican laws and legislation, such as narcotics or psychotropic substances, drugs, firearms or explosive substances that endanger other inhabitants, as well as the guest, in the understanding that he/she will be responsible for each and every one of the damages and losses caused by said violation. 7. Security. It is mandatory to always keep the entrance doors closed, as well as to turn off the lights every time you go to your rooms or if they are not being used. 8. Common areas and objects. The common areas as well as the furniture and utensils in them are for the use of all guests (kitchen, living room, dining room, and terrace). Furniture and belongings cannot be moved between spaces or rooms or used exclusively therein. 9. Facilities and furniture. Any damage or damage to the facilities or furniture of the house will be paid for by the person responsible for it. The loss of any key will be charged to the guest. 10. Installations and electrical consumption. All installation of cables, connectors, and electrical extensions inside the room must be supervised and approved by the HOST or the person designated by the HOST. In any case, cables must not be stapled to the walls without the express permission of the HOST. It is strictly forbidden to introduce high-consumption electrical appliances (more than 800 kwh) into the property, either in the rooms or common areas, such as refrigerators, radiators, heaters, air conditioners, toasters, soldering irons, incandescent lights, electric ovens, microwaves, etc. It is the responsibility of all guests to ensure compliance with this rule. If electrical consumption increases by more than 10% compared to the average consumption of the property for the previous three months, this increase will be applied to the rental price of all guests from the following months in proportion to the price of each room. 11. Smokers. Smoking is strictly prohibited anywhere inside the house. In case of non-compliance, a preventive warning will be issued (see penalties) 12. Terrace. In the event that there is a common terrace, it may be used by any guest. Guests can organize the schedule of use of this area in turns and it will be their responsibility to clean the entire area, removing and depositing the trash in the corresponding bin. Failure to do so will result in a penalty of â‚¡ 2,500 colones for extraordinary cleaning. 13. Modifications and prohibited objects. It is prohibited to make any installation, modification or alteration to the house or room without prior written authorization from the HOST. It is not permitted to change the door lock or add padlocks, chains or any other element to the door. It is also prohibited to bring into the house heavy machinery, dirty objects such as paint, grease, construction material, car parts, very bulky furniture, agricultural products, and any other object that may damage the property, disturb the guests or clutter the room. 14. Hiring services. It is forbidden to contract any other type of service (cable, electricity, telephone, etc.) to those already existing without prior written authorization from the HOST. 15. Parties and meetings. It is strictly forbidden to hold parties or meetings of more than three people without prior written authorization from the HOST (MANAGEMENT). It will be THE GUEST'S responsibility to take care of and monitor the good behavior of their guests. Anyone who violates this rule will be immediately expelled from the house. 16. Wifi. It is forbidden to change the WIFI password, or share it with non-guests. 17. Fire. It is strictly forbidden to make fire in the house. It is forbidden to light candles, votive candles, incense sticks, oil lamps, and any other combustible object. Anyone who violates this rule will be immediately expelled from the house. 18. Defects. It is the guest's obligation to notify the HOST or his/her representative of any damage as soon as possible, as well as to compensate the cost of repairing any damage that he/she has caused. 19. Penalties for breaking the rules. Except for the rules of this regulation where immediate expulsion is indicated, as a general rule if a rule of the regulations is broken, a warning will be given as a preventive warning. If a rule is broken for the second time (any of the regulations, not necessarily the same one) the guest will be expelled from the house. 20. Security cameras. There will be security cameras in the common areas.
